 The Longer Bio for those who have a drink and a comfy chair!

Jill started in Real Estate when she was 9 years old.  She would take any family guests for a full tour of their home, and even showed them the storage space in the closets! She turned lights on and off and let them discover rooms, like a true Real Estate Agent.  The only thing missing was the business card with a dated photo! 

At age 10 her mom came home to a dresser in the hallway, the living room all re-arranged, including art hung in different spots and she found that all the kids were now enlisted as "movers" so Jill could switch all their bedrooms.

Her real estate and home staging career had begun. For the next 8 years that house was turned house upside down. (more on this when we meet LOL)

At 18, Jill answered an ad from a local real estate office. The Broker gave her an aptitude test and said " For being 18 you have some of the best scores I have ever seen, come back to me when you are 25."  She was devastated. She wanted to sell houses now!

Fast forward to age 24, Jill became as Assistant for a successful local Real Estate Agent and then went on to get her own license at age 25.

She sold 21 houses her first year, which was 7 x the average for that year.

In 2003, Jill opened Simply Irresistible Interiors, her Home Staging company, in conjunction with being an Active Real Estate Agent. It was a bold move because it was unheard of! 

She didn't have any inventory, so she tore her own home apart to "stage" her listings. People always asked her if she was moving!

Fast forward to today and she has put Home Staging on the Real Estate map.

Today she continues to list & stage Re-Sale Homes, Investor Property,  Show Homes and Show Suites. She offers her customized staging packages for all her listings, as part of her marketing process.

She is also the only Award Winning Home Stager in Greater Edmonton, winning 6 Top Ten Awards through RESA and 6 through IHASP, her Staging Training and Resource affiliates.


What is a Comparative Market Analysis?

Otherwise known as a CMA, this tool is used by most Agents to determine where your home lands for value. This is determined by other sold homes' sale prices, square footage, development and upgrades in the interior and exterior, condition, number of bedrooms, location and overall presentation.

Ultimately buyers determine value by what they are willing to pay for a property. Sellers can price at any price they want, but they may not sell. 

The Price a home sells for is really decided by what a Buyer is willing to pay for it. This is why I will discuss the condition and presentation of your home with you when we meet. There is nothing worse than being behind the 8 ball when selling, and chasing the market down because your price was too high to start.

Listing & Staging A Vacant Home?

With enough inventory to stage approx. 80 -100 homes a year, she can easily stage your vacant property. The process starts with a phone call to go over your needs and timelines, as well as get an idea on whether working together makes sense. 

Jill will build a Comparative Market Analysis to determine your property value, as well as create a Net Sheet for you, so you know exactly what you are walking away with after the sale. With our Flat Fee Commission, this makes planning way easier!

If we are proceeding, then Jill will help you get prepared for listing, and can also put you in touch with Contractors, Painter, Electricians. etc.. if required. Once your property is ready she will come and stage it, at our agreed package and price. 

After Staging, Jill Books the Professional Photos and the RMS Measuring, and we are ready to go! Your showings will start quickly after we are live.

Why do Your Online Photos Matter?

Your FIRST showing is taking place on a computer somewhere and IF they are interested enough based on what they see they will book an "In Person" Showing, which is your 2nd showing. 

You know this is true because you look online also and what you see affects your initial thoughts about the condition and care that home has had. If it is packed full of belongings, or messy, or multiple colors, all you can see is that.
