What is the One Percent Deal, exactly?

Are your listings on MLS® and realtor.ca?

Yes. If you list with One Percent Realty, your home is advertised on both the MLS® and realtor.ca, as well as numerous additional websites.

What do you charge?

If the value of your home is under $700,000, we charge a total of $7,950. For properties over $700,000, we charge 1% of the sale price plus $950. Each fee is plus applicable taxes. It is as simple as that.


What if a buyer has an agent of their own? Do I have to pay them?

Within the $7,950 commission, we offer $3,500 to whoever represents the Buyer. If the home is listed over $700,000, we offer 0.5% of the sale price to cooperating agents from the 1% commission fee.

In a typical sale under $700,000 with One Percent Realty representing the Seller, and a cooperating brokerage representing the Buyer: The One Percent Realty listing agent earns $3500, the cooperating Brokerage earns $3500, and the remaining $950 pays for the One Percent Realty agent's expenses in selling your home.

Other agents have told me that if I list with One Percent Realty, agents from other companies will not show my house because they don't get the same amount of money. Do agents boycott your listings?

Our listings are shown by cooperating REALTORS® every day, just like other listings on MLS®. While we cannot measure showings that we do not receive, our statistics show that over 75% of our listing sales are sold by Cooperating outside agents through the Multiple Listing Service. Therefore, If anyone tells you that our listings are not sold by other agents, they are simply lying. The truth is, buyers, decide which homes they wish to view, not agents. We have years of MLS® statistics across Canada to prove it.


Would they rather have more money? Of course! There’s no argument there, but the fact remains our listings are displayed everywhere that all the other listings are. All our listings are still on MLS® and all of the top real estate websites on the internet. We have a sign on the lawn and advertise, and we do open houses.


If someone is looking for a home in your neighbourhood in the price range you have listed, they will see your home for sale. That buyer will check what is available to purchase in their price range before looking at houses.


Buyers do not usually pay the real estate commission, so why would it matter to them how much commission is offered on the home they purchase?


If their agent is unhappy with the amount we offer, the buyer will call us. The fact is, every day, our listings are shown by the agents time and time again.  All of our sold signs over the years prove it!


Can I still offer more commission to the buyer’s agent if I want to?

If you would like to offer more commission to the Buyer’s agent on MLS® than $3500 or 0.5% in homes over $700,000 – the choice is yours. We would still charge you the same low fee for our listing portion of the commission, and you are free to offer any buyer’s agents a higher MLS® commission fee if you choose to.

 

We do not believe offering any additional commission is necessary. If One Percent Realty sells your home without an outside Buyer agent, we will still only charge you $7950 for a home under $700,000 (or 1% + $950 for a home over $700,000).


Are there any hidden fees?

When you sign the standard MLS® Listing contract with us, it lays out precisely the commission cost to you. You are not obligated to pay any fee you do not agree to in writing.

What if I want to do 'even more' advertising than my One Percent agent's marketing plan?

You are in control of the advertising of your home. If you want additional advertising beyond the marketing plan of your One Percent agent, then great! However, you will be responsible for the extra costs of such. Your One Percent agent will require your approval before spending any additional expenses.
