The One Percent Realty Deal
We provide full-service real estate services for just $7,950 on homes sold under $700,000. For homes over $700,000 we charge 1% plus $950. The $950 portion covers the typical disbursement costs associated with marketing and selling your home.
Our agents will provide all of the same services you would receive if you were to go with a higher commission company and more. The only difference is the amount of commission you will pay. Your One Percent Realty agent will help you determine the appropriate listing price and list your home on MLS® and Realtor.ca. They will take interior and exterior digital photos, place a sale sign (if applicable and allowed), advertise your property and show your home to prospective buyers. They will always provide you advice and assistance along the way. Our goal, like yours, is to sell your home.

Excellent Full-Service Real Estate
When you or other consumers list their homes, they want to pay a fair price. There is a need for real estate professionals to assist with this process, but it does not need to be expensive to sell your home. At One Percent Realty, we strive to deliver a high level of quality service at an excellent price.
We are a full-service real estate company. Full service means we handle everything you would want or expect your real estate agent to do. For example, we provide marketing, do the research to price your home effectively, offer advice and support, advertise the property, arrange viewings, host open houses, negotiate sale contracts and offers, and handle your paperwork. In addition, we take photos of your home, provide yard signage, and more.
It also means that we will list the property on the MLS® so that it will be on realtor.ca, among other websites. So, in short, you do not sacrifice anything in terms of service when you hire us.
Great Pricing
Brokerages are free to charge whatever they like for the services they provide, and just like other real estate companies, we charge a commission for our services. Commissions in Alberta are not standardized or regulated--they are negotiable, just like everything else in your real estate transaction.
At One Percent Realty, we recognize many individuals have a prevailing sentiment that the fees and commissions commonly charged for real estate services are cost-prohibitive. Over time, a range of fees commonly charged in Alberta is generally considered the ‘normal’ commission rate, although commissions are not standardized.
An example of a typical commission rate charged by other full-service brokers is 7% on the first $100,000 and 3% on the balance of the sale price, which in turn is split with their cooperating brokerages. Other times some agents charge a straight percentage rate ranging from 4%-6% of the sale price.
As property prices have increased over the years, the fees for real estate services have also increased substantially due to most commission structures being a percentage of the sale price. The level of service has remained the same, but the cost for these services has increased dramatically. No wonder consumers feel the rates are too high. Unfortunately, the value of the service received by the consumer has not kept up with the pricing. The Deal at One Percent Realty is Superior Value!

Can I still offer more commission to the buyer’s agent if I want to?
If you would like to offer more commission to the Buyer’s agent on MLS® than $3500 or 0.5% in homes over $700,000 – the choice is yours. We would still charge you the same low fee for our listing portion of the commission, and you are free to offer any buyer’s agents a higher MLS® commission fee if you choose to.
We do not believe offering any additional commission is necessary. If One Percent Realty sells your home without an outside Buyer agent, we will still only charge you $7950 for a home under $700,000 (or 1% + $950 for a home over $700,000).
